In hot environment (Middle East, some parts of Australia, Central Asia, etc.) tires are loosing their elasticity and getting hard. There are two risk driving on hard tires (tyres):
- When a tyres heats, the tread tends to blow right off
- Stopping distance increases dramatically, especially on a wet road, as the tire starts sliding.
In different part of the world a tire lasts 4-5 years with a proper care (assuming that you are within the typical millage ~ 60,000 miles or 100,000 km). In the hot desert environment the tires last about three years.
For Patrol Y62 my tires size is 275/60/R20. Set of five “Michelin Latitude HP” tires cost me 1,400 USD back in November 2021. Today they selling the same set for 1,900 USD in the Middle East.
After purchasing the tires I embarked on the journey of “protecting” my tires from the “dry rot” and keeping their elastic as long as possible by maintaining their pressure, keeping out of the direct sunlight while parked and applying different gels, tire conditioners and so on. This was for safety reasons and to extend tires life.
Since purchasing the tires back in 2021 I drove ~ 16,000 miles (or 26,000 km) while the manufacturer promises 55,000 miles (~ 88,000 km). If I could extend the life by a year or two – I would save $600 USD a year, while maintaining visual appeal.
Since November 2023 I embarked on experiment where I would wash the tires once a week, as part of the weekly wash and apply one treatment or another to protect the tires. I would also apply water-based products on the thread of the tires to ensure complete coverage. This step would add about 30-40 minutes to the car washing time. Once a year, I would remove the tires and wash the inner tire wall and treat it too.

I haven’t consumed all products – 1 ½ gallon of Aero cosmetics tire conditioner and 2 Dr Beasley’s tyre conditioner are still with me. This could last until end of Year 4, I recon. Cost of the rim cleaners, coatings are separate.
Since it was a weekly wash after certain time I would just switch no normal car shampoo to wash the tires. I drive about 100 miles a week (~ 160 km).
Washing tires weekly allows me to inspect them closely and application of the coatings bring back the dark black colour. They do look good. However my weekly wash and application of the above mentioned products had almost no impact on tires longevity. It would be better just to replace the tires a year earlier for their visual appearance (if desirable).
This story is different when it comes to rim sealants – I found some really effective waxes which has amazing repellent properties to keep the breakdust away (my rims are silver).
